Woke up this morning and, guess what… the real estate market still is what it is:

  • High prices

  • High mortgage interest rates

  • Lagging rents

Resulting in sucky(er) cash flow on many new leveraged purchases.

We will eventually talk about “leverage” and how not using it will impact your ability to achieve financial independence and, additionally, strategies to use it smarter.

But today, I want to continue with what I was discussing yesterday… specifically why you might still want to invest in real estate despite ugly cash flow.

Let’s look at the four areas of return (with some charts) and how those change over time… I think you’ll see very quickly why you might still want to invest in real estate despite our current market conditions described above.
