BEFORE WE BEGIN: I was on vacation last week, so I missed telling you about the new podcast episode that hit last week called, “Is it Better to Pay Off Properties with Cash Flow or In Full When Nomading™?” It is amazing. You’d like it. Now, for this week’s new podcast episode…
In this week’s class about analyzing deals when you have PMI…
You might be thinking… why is James trying to tell me about Private Mortgage Insurance (PMI)… I mean… I’m a real estate investor… does that even apply to real estate investors. Well, yes… yes it does.
If you’re a house hacker buying as an owner-occupant renting out part of the property you’re living in, you may have PMI.
If you’re buying a second home with 10% down and using it as a short-term rental you may have PMI.
If you’re a Nomad™ buying properties with little (or nothing down) sequentially to acquire a portfolio of rental properties you may have PMI.
If you’re buying properties creatively subject to the existing financing or with wrap financing and the seller was paying PMI then you may have PMI by buying those properties.
And, if you’re buying investment properties with 15% down payments (instead of saving up for 20% or more down) then you’re likely to have PMI.
So, it might be important to know how to analyze a deal using The World’s Greatest Real Estate Deal Analysis Spreadsheet™ to analyze a deal with PMI.
