Looking at 133 years of home price history in the U.S., here’s what we find:

  • Property values increased 78.9% of the time

  • They declined only 21.1% of the time

  • Average annual appreciation was about 3.61%

  • Median: 3.33%, CAGR: 3.37%

In other words… appreciation is slow and steady.
